We have read on a few occasions that it is possible to partner with your own SDIRA (by adding personal non tax free/deferred funds) in order to come up with the total needed to buy a piece of real estate.

I think putting a picture of the property on the direct mail piece is a great idea if you are just doing a small scale direct marketing campaign... it would get very time consuming if you were marketing to hundreds of properties.I understand that in driving for dollars/direct marketing situations it's typical for cash offers or contract for deed offers, but does anyone have different funding examples (specifically bank financing) when dealing directly with the seller?

They are on the market right now for 750k a piece!

I can recommend agents all over the country that are top notch.  

Cabin grades is not usable and builder grades often have some issues with pieces that will increase you install cost.If you do like something you can also request a sample.

I also just recently paid for the PRO membership here and have started catching up on old webinar episodes.Looking forward to posting more progress as it happens and also to networking with all the helpful  and knowledgable members here on the site.I will be looking to build our team shortly - looking for agent(s), CPA, contractors and all the other integral pieces of the puzzle.

My main piece of advice would be not to rush into anything just to get your first deal.
