I feel like most landlords/managers focus on the "role" more than the relationship.

Prefer someone local, so I can sit down face-to-face and develop a relationship with a real estate savvy person who knows the local market.

That and relationships with brokers who represent tenants.

I bought the house through a "facilitator" from Ontario, Canada who had developed relationships with wholesalers/renovators/property managers in different cities.

I met a guy on here a few years ago who was local to my area and now we partner on deals after building a relationship. 

It’s of course not a hard number, but a full gut isn’t for everyone- especially if you don’t already have a good relationship with a contractor(s).

A relationship like that is invaluable. 

Tenants who have had a long term and successful relationship with a landlord dread the change.

If you do not build a relationship with a reliable crew, contractors or tradesmen that can deliver much better prices, for basic turnovers and general maintenance you will end up spending so much that it will take decades to recoup, if ever.

It comes done to the relationship and experience of and with the agent.
