I have changed my rental strategy to short-term rentals and co-living (rent by room) to allow for more cash flow. 

Reserve enough cash to cover 12 months of holding costs, rehab overruns, and unexpected delays. 

But you could use the 1031 to buy the rental portion of the building and move in to another unit as your primary.
