remove carpet and refinish sub floor, replace countertops, add kitchen appliances, move a wall to make space for a proper staircase, add a parking spot, replace oil tank if it isn't already a deal killer.Exit: hold as rental long term, sell on a lease optionAny thoughts would be much appreciated.Thanks

Much whining and complaining later, and many explanations by me about how much it costs to keep the heat at 85 and how no one else in the building complains and they all have the same set up, and one call to the utility company when their CO detector went off (they decided using the gas stove to heat the place was a good alternative) the tenant (who pays their own electric) has purchased space heaters.

You should charge extra for the parking spaces, and make them private.Looks like the average unit there runs about $700/mo, so yeah, I'm say you're substantially under market.

Floor has a slight slope to it.3. laminate flooring was put in incorrectly 4. stress crack along with minor water damage on ceiling and walls5 new roof6. no appliances 7. the washer and dryer connections are in the kitchen8. has no central air (95%) of the houses in the area have it 9. need landscaping 10. gutters11. wall trim is in pieces12. some paint since im sticking to white ( very popular in the area)13. doors need replaced14. full remodel of the bathroomAlso the furnace and water heater are exposed in the bathroom (looks very weird) and it does have a garage or a basement but crawl space.
