I expect prices to level out (or "peak") and remain there for some time, with minimal but steady appreciation.Many people likely disagree with me and would suggest that we're in bubble territory again.

My goal is to avoid discrimination of any and all protected class while minimizing the commitment to other written criteria (at least publicly).

So whether you are buying to hold or wanting to flip it with minimal carrying cost, it's to your advantage as an investor to control the submission of documents and negotiating the deal yourself opposed to some firm hired by the real-estate agent.

The idea that you can build wealth without putting any money into it is a recipe for disaster and the sales pitch of gurus trying to steal your money.

Find deals, listen to your finance person so that you minimize the amount of cash you tie up with either the purchase or the renovation4.

The hit on your credit for one or two inquires is minimal, They stay on for a year I think but have diminishing affect after a few months.

If they seem unaware of anything beyond their sales pitch, they may not be a good choice.

It's minimal in the first few years, but exponentially increases throughout the note.
