If junior should inherit NNN leases, there's good cash flow and very few ways to screw it up.I would be scared to buy NNN leases today as they will surely lose value if cap rates increase in the future.I'm 45, so I'm looking for this cap rate peak to happen in the next 10-15 years.

I def think you should try wholesaling, find a mentor in your area possibly to show you the ropes but dont count on making 10's of thousands of dollars right off the bat.
