Joe, I think that's discrediting how much time being a mentor takes.

One of my mentors told me many years ago, if you have $100,000 to invest, invest only $50,000.

I love this Forum... we have never really had mentors and this is exciting to bounce ideas and give feedback to others that are interested :)

Short term goal – would be to find a Mentor.

However Every Book I read says ' Find a Mentor, Find the Best ' and so far I'm yet to find any Investors in the Australian Market who would be willing to take me under their wing and help me learn ( I'd offer a % of all profits naturally ).Anywho It's great to be here and I can't wait to meet, learn and share real estate knowledge.If there are any Australians reading this I would be honored if you would lend me any advice or help on finding my First investment, In Trumps Real Estate Advice he says look for a ' Single Family ' Home with a Forclosure on the Mortage, However I'm not sure if there is such a thing under Australian Law?

If junior should inherit NNN leases, there's good cash flow and very few ways to screw it up.I would be scared to buy NNN leases today as they will surely lose value if cap rates increase in the future.I'm 45, so I'm looking for this cap rate peak to happen in the next 10-15 years.  

After a few weeks the mentor just quits calling.

I def think you should try wholesaling, find a mentor in your area possibly to show you the ropes but dont count on making 10's of thousands of dollars right off the bat.
