It's going on 2 years now and all that has happened is massive appreciation.

I'm curious to hear both because the massive appreciation has dramatically increased returns.I bought a duplex in November 2020.

I have tried all and found that index investing is the best(which is why Warren Buffet won the million dollar bet).

My gut feeling tells me that at some point in the near future you are either going to get hit with a massive repair bill or the market in that area is about to tank but I was just curious if anyone else has had any success going this route for their first property or two?

Would you have the property when this massive infrastructure project is complete?

There is a MASSIVE housing shortage in the Twin Cities, across the entire market for rental unit's other then apartments. 

Saving up a massive downpayment for a home is not as beneficial as many people think.

It's interesting to see how affordable it is here still, yet the growth has been massive.

Most people will give up at this point, however, if you can dig in and find the owner you could be massively rewarded.....Or it could be a waste of time and the only thing you'll come away with is a school lesson on how to find owners.
