Real estate markets are carefully monitored by local investors in any market no matter how much of a dump the location may be.Could be a cloudy title (contested ownership), astronomical tax liens, unpaid bills tied to the property, major deferred maintenance, or any number of crazy things going on.Call a reputable company in the region and a full appraisal or two can be done for 2-400.

Some years that will be straight profit to the AC guy as you need nothing done, other years he'll break even with 1 or 2 minor fixes, and some years he may lose out a little as a major doodad goes out.Insurance companies make money by understanding costs, risks, how often things break.

SFRs are more of a crap shoot, IMHO, because a good tenant will produce higher returns while a major expense will really hurt.

And just had got my 3rd one under contract todayin a nice area thats only 10 minutes from home.The third one will bump me up to 17 sfh's.The financing seems to really have opened up some recently.Not getting anywhere near as much pushback from the localbanks and I think I finally found a broker that can do 5-10 again - although I only have 2 conventional sports left.This year is on pace to be a fantastic year.
