Off market from a realtor attempting to gain a listing from one of my available rentals.

I'm currently working on a few commercial deals off-market including a 35 unit office building. 

It is listed for low 40’s has been on the market over a year, went to auction and didn’t even sell I think we could get it for less.

Am I alone in finding that in today's market, wholesalers tend to be able to bring properties at the same price points as you can find by shopping at foreclosure auctions?

It doesn't sound so much like a scam to me as marketing gimmick to get business.

It offers immediate cash flow and diversification across different real estate classes and markets, freeing you from the headaches of active management.

I am interested in getting a better understanding of the Oklahoma wholesaling market, specifically the different neighborhoods/area, neighborhood pros/highlights/potential and cons, average/range of price point.
