Even if that's only the general impression and not necessarily accurate, why would anyone risk it?

The house was on the market for 41 days before we offered on it and I got the impression that they hadn't expected it to sit that long.

Our contractor uses an online company for kitchen design/cabinets.We have not been impressed really.

There is just too much riding on this decision to have that information missing.Another problem is the other side of the transaction, where the tenant gets a certain impression of your rental via the ad, but when they show up are very disappointed.Worse comes to worse,  you could sign a MTM lease initially (which is all I personally offer) and then vet them while in occupancy.  

I was under the impression if they break their lease and cause any sort of damage, that the security deposit gets forfeited and gets paid to me.

This was the first time I was truly impressed by an agent.

I am under the impression that any property an agent shows you is automatically an exclusive contract for that particular property with that agent.

I'm under the impression that there is a lot of water damage (notice states balance of $1400), but am still willing to take a chance. 

For duplex to quad the current MLS could provide a false impression of value (definitely does in Escondido).
