Growing up I remember lots of folks spreading waste oil on gravel and dirt roads to control dust.

I like @BriannaSchmidt idea about the open house, I work full time and the only time I have an issue is when I have a unit vacant, but I deal in houses that just don't have much turn over, screen my tenants well, and the average tenant stays 2+ years, so that isn't much of a problem.

I deal with both market renters and section 8 and have not had a horror story to tell in 18 years.

It was named no 1 beach in usa a couple of years ago but plenty of things to do for everybody, very chilled out, hire kayaks or paddleboards or just relax with your family ideal for teenagers

I remember back in the early 2000s there were a couple of big name note websites that were full of daisy chained notes and notes that weren't worth the paper it was written on but they were getting sucked up by dumb money.There are still a number of "guru"s that come out every now and then with a book or seminar on how to get rich quick buying and selling notes.

., and remember you need to have some reserves, but taking the $30k and buying 2-$50k houses is possible, but that is pushing it.This would also mean you have $0 for rehab if your going straight to conventional financing.You can utilize hard money to help conserve capital IF your buying and rehabbing the houses and still your "all in" well under the appraised value when your finishing (ARV).
