@Greg Wempe - if you've got 50% down and have 100% confidence in your loan officer or mortgage broker, that could be one where you waive loan contingency even when your loan person (being conservative and safe) says "well this hasn't formally been through underwriting so I suggest not.... my numbers look good, but I'm human and could have made a math error."

There's no way to bullet proof yourself from any stray bullets that may miss the house and find your body.

Most of the time, you will discover your tenant is facing financial and life challenges, even an emergency.If the tenant is truly having real challenges and you value this tenant as a fellow human and a good business relationship, consider being understanding and sympathetic.
