We had a local investor run 14/2 & had to rip out all the kitchen backsplash to feed 12/2 to the GFI's.The last complete single panel one I did myself (2 story Cape) to code & permit sign-off ran about $1200 in supplies (+ $375 for the tax grab permit) & 3-4 days of very frustrating pulling of wires & then drywall repairs.

You're right that it's tough to grab multifamily at a good price here.

A few years later, I was interviewing for a teaching position in a private language school and my interviewer, the owner of the school, immediately asked me how I would react if a teenage girl came on to me.

But I'm not sure this model is sustainable or viable over the next 10-15 years as Amazon and Google start to grab more market share of retail purchases away from store front businesses.

I keep a spare key to each unit in the same place with all the linens and cleaning supplies, so my cleaners will just go run back and grab the spare when that happens.
