We talk about all kind of stuff, we golf together and we very good friendship.

People are still willing to live in New Orleans for some reason so I'm guessing people will be scuba golfing in FL at some point! 

Local agents informed me that often these types of lots are purchased just to gain access to the golf amenities.

The midwest is prime for consistent and stable returns without the risk of huge downward swings.

Also... if you get friendly with reputable contractors and investor-friendly agents, you'll have more ammunition to help market your deal to your buyers list.The contractors can come by and give you more accurate numbers on repair costs... and the agents can give you your comps.On the flip side to that... like @Doug W. sort of eluded to... if your buyers list has their own team already, their own contractor, etc. that they frequently do business with, then your contractors numbers and estimate will more than likely be different than your teams numbers (could be a drastic swing or a small difference). 

On the other hand, some planners just don't want to work and may be short with you.Glendale is a good area and I am sure if you can swing a development it can be profitable.Don't be afraid to build that team (architects, engineers, developers, GC's) to partner with.
