When I visit them originally I try to get a copy of their most recent statement and look at the original note and DOT before I spend too much time on the phone goofing with the bank.Nothing substitutes for calling the servicer and speaking to them directly though.

Keep a copy of the ad in your tax files to prove the date.And it's all expenses beginning at point of advertising the unit: taxes, insurance, utilities, depreciation, etc.

I am not going to pay $150 for it though...may buy a copy if it is needed later on though.I would think that yield requirements would need to be adjusted based on duration, but if you hold the instrument to maturity and it is less than 5 years or so I guess it really doesn't matter a whole lot.

Any time I have a rental property that I am trying to rent and I post it on craigslist, I am having someone else take my desciption of the house, copy my pictures and post their own advertisement with their information.
