@Carmelo Alba  BP is a very target rich environment for lender scams.. what other kind of incubator forum is any better thousands upon thousands of newer investors starting out and really don't know what they don't know.. to a loan scammer they hit the motherload trolling BP  of that I am certain.

If you have a strong investment program, you can control your risk in any environment.

In this low rate environment you should take advantage of leverage and utilize it the best you can.

Trying to just Launch out on your own with no credit no money etc.. and thinking your going to make it just reading BP or going to RIA meetups.. is problematical at best your not learning any thing in a school type environment.. and in addition much of whats talked about on these kinds of website might be germane in some markets and are totally illegal in others.. so its just theory.. not reality in practice.

The work environment provides real life problem solving, and work experience.

I am involved with investing and plan to increase my investments this year, but also want to start a virtual consulting business since I am familiar with the environment.

Coupled with the fact that she has a much shorter time horizon at 60 than she would have at 30, 40 or 50, I would lean more towards getting this money into the hands of a fee based investment advisor and getting it deployed into exchange traded funds (or other suitable principal protected, low fee instruments) that will (if history is any indication) return her much more overall than the real estate portfolio will (if history is any indication), in a completely principal protected environment.
