Turns out they got a ride there .

Very odd that a court would order a property sold unless the proceeds were to be shared between both parties in some fashion, not for the benefit of a third party.

To ride out a wide range of possible declines requires one to not be over leveraged. 

You sometimes have to remove the carpet, the carpet pad, and sand and seal the flooring underneath to get ride of the smell if its bad enough. 

That would add a cost factor, both monetary and time, that I am not willing to pay.I believe the vast majority of LLC operators do it in a half assed fashion, commingling there business and personal.

They took us for a ride, secretly over charged on all of their maintenance fees, collected rent and failed to report it to us, took forever to attempt to do simple repairs.. and even billed us for things that weren’t unauthorized/and not ever repaired.

We were already committed to buying by the time we walked through the door.Now, with all of the MLS easily accessible, people are literally riding on the train, drinking at the bar or sitting on the toilet while they're flipping through homes on Zillow. 

While, right now, we are not a place to implement technology to automate our deal-flow due diligence, it is my hope to use SFDC in this fashion. 

Either way, it should be treated before you move to the new place or you would just bring them along for the ride.

They are getting a free ride and you are paying for it.
