I'm sure it's not the answer you want to hear, but there's always an up-front cost for peace of mind.

Even if you have to pay a PM 10% of your rents, they'll be much more likely to actually collect those rents than any owner/operator and 90% of rents in your pocket passively is a much better option than 0% of rents that you are stressing out about and letting it eat your peace of mind.

FHA doesn't allow you to have two FHA loans at one time, but what you could do if you don't refinance is put 5% down on a primary residence under a conventional loan.The only requirement is you live in your primary residence under an FHA loan for a year before moving out, which I think you have covered.Grace and peace,Brady
