@Ryan Cleary Have you thought of hosting a meet up live or virtually for real estate investors in your target market?  

There are quite a few virtual and in person meet ups.

They used to meet every month but it's been virtual for awhile and I don't think they are back to in person. 

Maybe you can also sell real estate virtually and earn referral fees.

I'm not offended in the least by what virtually anyone says but I don't see a lot of point in purposely making some people uncomfortable.I liken it to when I play live shows.

I've used them multiple times and they have always been a huge help, even enabling me to close two weeks early on a property when the deal started to go sour.I did a lot of planning beforehand, so I can't say there is anything that I would have done differently; however, if I would have known the market was coming to what it is now, I would have tried to buy more.

In this situation the crime becomes virtually non-existent after a 3 block radius and it's just that this duplex happens to be right in the middle of those 6 blocks. 

I'm debating on using the VA renovation loan for my first house hack, however there's virtually little to no information on it and you have to find a willing lender.

I decided not to do strictly virtual meetups as I know a lot of the value is lost in online meetups.
