I'm looking to buy a single family home that I will live in for a year or 2 while I make repairs and upgrades.

You are AMAZING, your members are AMAZING, and I think its waaay past time that I upgraded my membership. 

At any rate, I've recently thought about doing a cash out refinance on the property to pay for upgrades(central heat and air, kitchens, baths, etc.). 

My lender, who is a flipper, said I should upgrade countertops and a/c so the appraisal comes back higher.

And rentals, in the inner loop, at 2/2 depending on upgrades (parking, fixtures, security, bathrooms) can range even in the nice areas from 800-1400. 

We finally got to upgrade the unit a bit and were able to get new tenants in there very quickly. 

We are looking to upgrade our current home and to be in a good area in an Atlanta suburb it will take about that plus or minus for the size of home we want.  

Ideally you want to get something that already works very well as-is, if you're aiming to somehow incorporate airbnb down the road, and you can then upgrade even more from there. 

Do upgrades such as quartz countertops in the kitchen and bathrooms, stainless steel appliances command higher rent?
