Looking at the third photo that shows the guts of the unit, the battery terminals should be in the photo just above the green LED; the battery compartment would be to the right of the battery terminals, and the battery installs by rotating a plastic part that looks to be missing.

It took a LOT of work and us as the GC had to eat quite a bit of charges from their errors but we did get it figured out.Without knowing the specifics of your project it may be fairly easy and not a massive deal.

Termites are subterranean in general, eat cellulose such as wood, cardboard and the like.

It took us four years and an attorney to finally get a pretty decent home loan modification through Green Tree (another lender failure as they just got sued for about $63M).

That said, I do know someone that is house hacking by living in a mobile green pod in the backyard and renting his main house, which if fully compliant with rental ordinances.  

IMO if the $5-10k doesn't hurt your returns too much I'd say eat the cost.

I'm not saying that's what happened to yours but it is possible.Unless your tenant confesses to the damage I would eat it.
