Too few details to answer (Of course this varies county by county, all questions could be answered by reading the (zoning)/building code and/or clarified with a visit to the county planning office).but some clarifications because: lots of things are "tiny homes" but what you describe small houses "on permanent foundations" needs to be clarified , tiny homes could be:-stick built, see below. check your county code/planning dept-stick built cabins/recreational, a specific zoning and potential occupancy/etc restrictions but worth looking into where the zoning allows for it -hud manufactured homes (smaller singlewide perhaps 400sq ft 600sq ft minimum)-non-hud park models (on axles), ansi standards- other "RV's" built on a chassis: organizations, state agencies, etc - will certify factory built (or sometimes inspected professional built) tiny homes on chassis - to whatever standards ansi, riva, dot/ l&i?

It doesn't earn much interest, but plan to credit tenant back whatever it earns. 2)I'd call for an insurance estimate "if you decide to rent" to make sure they would cover you and that costs wouldn't rise significantly before you determine rent amount. 3) if you've already lived there over a year, most mortgages are fine with it becoming a rental. 4) For screening, I just use Transunion smartmove so tenant can pay them directly for the credit/background check, although I do have a separate application they fill out so I have their pertinent information and emergency contact in case I ever need to evict. 5) if you have only the one rental, I wouldn't open business checking and pay those fees.

Look for a small/mid size local bank that specializes in this, they will detail what you need, survey, building permit, architectural plans and a builder contracted for starters.Or when you're ready to subdivide/redevelop you just sell to a builder and have them split the lots and transfer title to you for your smaller lot, he keeps the others and let him mess with the utilities and building.
