Most brokers have no idea how seller financing or creative financing deals work and are averse to presenting it to their clients because of that AND because they're concerned how it will affect their pocket - like all of us probably would be too if we were in their shoes. 

Such as Vinyl Siding or Hardiplank, of course brick is a lot more difficult to match. 

With 20k and no experience its going to be very difficult ( if not impossible) to get anything off market.

I have several clients that are currently earning good returns with STRs & MTRs,  on the flip side.

A lot of conversational AI is super helpful, like Jasper for marketing (blogs, client communication, etc...). 

If you are focusing on C-class properties and renovating them as such, this might work, but if you want to renovate C-class properties to B-class properties, it's more difficult with window units.
