It amazes me how many home are in forclosure in this area, the auto industry has been hit hard and unfortunatly all our eggs have been in one basket, but I BELIEVE it is going to turn around and when it does I want to be established with at least a few choice properties in my back pocket so I can partake in the upswing.

If a client can go higher in price then definitely in the 2.5 to 3 million range the type of tenant and quality can go up substantially.What we have been doing lately with some of my buyers is going after auto stores such as Auto Zone, Advance Auto etc.

I have talked to one mortgage broker, through my local credit union, so far.Issue I ran into was debt to income ratio.Primary residence is financed, in addition to student loans and auto – with the new property debt ratio would be close to 75%.Adding in spouses salary would mitigate, but I believe this would remove the option for the FHA loan.
