They KNOW the market, they have a stellar repair team, they market our homes very well, our performance is aligned (meaning, they charge based on rent only, they don't nickel and dime me), they have good accounting practices, and they use a web software that I can log into so I can always get the financial reports, details on repairs, etc - anything I need.  

Other passions of mine include precious metal investing, practicing Mixed Martial Arts, working with various charities, and anything that puts me on or near the water :)My goals and reasons for joining: I am the first to admit I know very little about land investing.

I'm new and practicing analyzing deals by running numbers on deals posted in the forums and had a question.

I do believe redevelopment will eventually get there, maintain the Haitian Culture "Theme" and be a wonderful addition to the other beautiful areas Miami has to offer.

We use build for everything that's practical... which is mostly everything.

Just be sure to find and check with an Attorney that practices business law in Arizona.

I'm reading Ken McElroy's ABCs book right now and he recommends getting on mailing lists for multifamily pro formas so I can practice crunching the numbers down to creating an offer.

Rick, as I'm only licensed in GA and KY (and really only practice here in GA) that would be out of my scope, and would likely run up against 'UPL' for other states (Unauthorized Practice of Law) so I guess I'll keep my postings general or relating to GA.  

In addition, the city has a great beer/food/art scene that is redefining the culture and keeping folks interested in renovating and living in the once-neglected historic districts around town. 

(I'm trying to offset that by really educating myself about screening, landlord best practices, etc.)
