Definitely seems like a good bit of compliance and health regulations i's and t's to dot and cross.

Close proximity works on paper for  comps but in the real world even a 1 mile radius might include having to cross a major highway to get to the beach and different zoning that doesn’t allow nightly rentals which impacts the value so much that it might as well be in another state.

@Chad Shultz I actually grew up in the Tampa area and graduated from UCF in May, maybe we'll cross paths at some point.

Wondering if anyone here knows about the laws and regulations for either renovating an existing multiple building residential (not an apartment building, more like country villa estate) property or building one new in Italy and or Portugal.
