Any tips on getting a good deal? 

After running extensive screenings (background/credit checks, references from employers and landlords), the tenants have split up and are breaking their lease after a month and a half.

They are a nice couple, however do not have good credit yet checked out with their prior landlord.

Anyone familiar with our market that has tips and/or advice, we'd love to hear from you!

It doesn't show up on my credit report, but not sure if that would be the case with every bank.

ITIN's have been and are used to extend credit and are very specifically designed for foreign nationals to use in place of an SSN.

Getting a loan from family or friends is out of the picture, i found a local credit union that is willing to let me apply for a home equity loan but that is not guaranteed  and there is also a $300 fee .
