@Nick Rice I think all chris was saying is that the market as a whole right now is pretty hot, and there are bidding wars going on, "almost" everywhere, and when a buyer comes in with a FHA loan nowadays, usually there is a couple other bidders already bidding on the same property with 20%, 25% down, maybe even full cash, so the 3.5% down offer to a seller is a bit of a last option.

I've been able to attend 2 or 3 and found it very helpful.  

Currently I am a renter paying about $700 per month, and my lease will be up in a couple of months, but I HATE basically throwing all of this money away!

Im closing escrow on my first home purchase that I will be living in for a couple of years while I rehab it before I rent it out and move on to the next property, as I want to buy and hold.

Unfortunately, breed bans are difficult to overturn unless you mane it personal... maybe get a couple "bombproof" dogs from the local breed rescue for a meet and greet?
