If they are there to visit the area and are using your place just as a hotel to sleep at night and maybe cook a few meals, then you can get away with much less.I have ran my place for 3 years now and have changed very little furniture of the original $8k I purchased.

When I moved in the house was still a mess.no hot water for the first month, flickering lights, a chimney that had ripped away from the roof, leftover evidence of previous tenants cooking in the fireplace breakers randomly flipping off whether the appliance was on or not more than 24 maintenance requests in 4 months the last one being and  flames and Sparks shooting out of the main breaker box when I tried to flip the breaker back on.

Now, that agent is cooked, s/he is being avoided!
