I can only think of reasons not to: capital gains tax, loan interest rate less than the property’s cash flow, risk… The only way I could make it work would be to identify a buyer I know will default.

Not necessarily for the cash flow, but to purchase it early while prices are suppressed and built equity to later use.

In Austin, there is a huge influx of people coming in and some going out as well, so that to me seems like a good opportunity because cash is flowing in real estate instead of staying stagnant.
