There are privately managed motels that do "ok" but their rates are DIRT CHEAP to be able to compete and their occupancy isn't even close.

I now live back in New York so I'm using a property manager to handle the rental.

Our strategy was to renovate, rent it out as a STR (short term rental), and manage it ourselves to qualify for the STR tax benefits in the year 2022.
