But tapping the approx 130K a year in equity gains ever few years and reinvesting doesn't sound like a bad idea.Heck, even with the equity I've gained in the short time (my annual equity increase goes up higher and higher as I add a property each 1.5 years) I could get about 3K extra cash flow per month if I bought four out of state rentals in Central Florida for 75K a pop paid in full.

Quit claim Deeds contain no guarantees of any kind, which means that you could buy a property, receive a Quit Claim Deed, and later find out that the person you bought it from wasn't legally able to sell you the property at all.When it comes to a Warranty Deed vs. a Quit Claim Deed, the central difference lies in the guarantees.

I actually use a central distribution panel in the house and run all the cable and Cat5 wiring to it, then pull cable and Cat 5 from that panel to an outside connection box.
