Some more observation on building ADU from business perspective:-I  think building ADU is making more sense if the objective is to use it to family member HOWEVER people can always upgrade or downsizing by selling their SFR and switch to buy a duplex or triplex if they want ( Eg: cost of per unit duplex in San Jose is 400-600-ish , cost of building 2BR 3BR ADU from ground up is $250-350K, not much different but with ADU you can't leverage that much.- In case you're using it for investment then THE Construction cost is the major problem that you need to solve: you need to make sure all the cost associated with building ADU must be at least 0.6 from the projection revenue.

This was the purchase level at which I was comfortable for the investment objective I was pursuing.

It depends on your goals and objectives, on your risk level and on the individual market as well. 

State law will matter, even if a loan is current, there has been a default, I'd suggest you see an attorney, a letter from an attorney saying that you will object and force a judicial foreclosure will probably cinch them shutting down the process.

The objective is to entice, plant tracking cookies, gather your information, and sell it...the information is just the bait. 

Since my objective at that point was to create a separate source of income, I went with the single fam homes or small multi-families and it paid off.

Any partner can object and sue for the cash buy out, one reason this is successful overriding any financed amount is if the company is successful the value of the company becomes greater and that additional equity or interest may not have been satisfactorily met by any note arrangement.

In my book, that comes down to (in no particular order) Mexico, Central America, South America, Southern Europe and a limited number of Asian countries like Thailand.Whether investing out of the country and the countries in which to invest will probably depend on your objectives.
