I want to make sure my property is getting managed well and everything is taken care of such that I minimize vacancy and other tenant issues that would add additional cost and headache, but I haven't ever heard about PM fees being this high.

I think that people should take care of their physical health as a higher priority than investing. 

I allowed a LTR to convert to STR/MTR several years back and it works well for us due to my operator’s hard work, integrity and professionalism.

Is it single young professionals,people in town for a short term job thats contract related, or families?

If so make sure they get it professionally installed.
