sounds like land value only minus cost to demo it.so look at raw land comps and then back out demo and your profit.NO one is going to pay that kind of money for an old MH.its only going to sell if the land is worth it minus demo.plus a buyer would have a heck of time financing it.In my experience the person who buys this will buy it from her Heirs.

I know of forest bluff and Austin colony developments by DR Horton in Austin that will give me that kind of rent, but since I have already bought one in Austin I don’t want to put too many eggs in one basket.I liked one new townhome construction by DR Horton in Durham within my price range but are not offering the phase 1 to investors.

Going in I knew it was tenant occupied but on a month to month (but paying weekly) and it was a fast close and typically I deal with any inherited tenant situation while still in escrow and have some kind of contingency/agreement in place for that but I bought through a wholesaler this time and it was basically a no contingency deal.

If I negotiate seller financing, I am afraid to get into an agreement with any kind of balloon payment (just because it makes me nervous to have it hanging over my head) but I would like to negotiate a lower percentage downpayment than 20% so that I could afford to purchase all four (rather than two) under a warranty deed contract.
