I have had tenants at the poverty level that have cable, Xbox, cell phones, brand name clothes and eat out dinner five days a week.

Remember when there is blood on the streets, BUY BUY BUY.I would like to just make one more statement and i will end the rant lol.

But as previous business owner, I know filing for taxes can be flexible to a certain limit, such as meals, cell phones, car payments under business or personal, etc.  

Too cold for my southern blood these days, but I enjoy being from Long Island.  

My grandmother, on the other hand, had investing in her blood - and she used to say "I don't want to own everything, only what's next to me."

As for the free cell phones, that's a good idea, not because it means poor people need to have what rich people have but because without a phone you can't get a job.

I believe it is Warren Buffet who says to buy when there's blood in the street and sell when everyone else is buying.I'm on the same track as you, switching from an appreciating market over to a cash flow market.  

A big fat ZERO out of pocket expenses other than my cell and Internet cost which I would have anyway.1.

They want to deal with a person, not some faceless machine that requires an email and a pint of blood to get any information.
