Even if I lost 50% of the value in my home overnight, I would still be above water because I have nearly a dozen doors, purchased through the HELOC funds, paying the "mortgage" on my home.This is just 1 strategy and your mileage may vary... but I thought I would throw it out there for your consideration.Good luck to you!

I mentioned this to them and now they are threatening to take me to small claims court as well as call the state of Utah for over a dozen violations (no idea what if these are made up - they won't tell me).

Personally, I like to have a tenant lined up before I even close on a property, but I manage all my own properties, and I have an existing pool of tenants who have rented from me in the past--which makes the process a lot easier for me...If I didn't have that advantage, I would typically advertise the property for a week, and if it didn't rent, I would re-assess and consider things like: what response did I receive?
