@Allyssa Compton Maybe you're right, I think my agent is alright as he has brought me a few off market deals that he thinks would make good investment properties but they're not multifamily, however the Raleigh market is 100% a sellers market right now so it's a very hard task finding many deals.

Just think about how many first time home buyers tell an agent the want 123 Main street because it is listed on Zillow for $X , but just slapped down when they find out that they can't afford it.With that said, Zillow will have a HUGE task in creating an algorithm that would consistently be accurate.

Talk to your broker about a listing agreement with the optionor, but it's sticky.The cleanest way to solve this is by closing on the L/O with a short term seller financing where you take title and gain power of sale.You will still have issues with title seasoning (anti-flipping) that some lenders require.

Some lawyers will perform some tasks for a flat fee and then will litigate/consult based on an hour rate.I'm currently using a lawyer that also charges $250/hour but he's working on foreclosing on some tax liens for me that he charges a flat fee on.
