@Brandon Boyce, did you end up acquiring a STR in north CA?

After deep-diving into research about what wholesaling is, I've realized if successful it could be a great gateway to acquire the capital I need in order to buy other properties in my market.

@Nicholas L.Of course, additional rules won't protect 100% but at least something to use if anything goes wrong because my last tenant cost me more than 7K to repair. 

I am leading a course on community owned real estate and trying to show some examples of how people have succesfully acquired these types of real estate (ideally in groups!)

How easy it is to acquire a multifamily is very dependent on the location.

I also come across a lot of investors acquiring great cash flow deals in Cleveland and Cincinnati.

In addition many CA cities have big anti STR sentiment.
