Ask them what has brought them success, what works and what doesn’t, etc.

She worked for a major brokerage and after a few transactions, I grew to know, like, and trust her.

Even thought it needs extensive repair due to damage from the tenant and since I live in the front unit, I don't think I can deal with a renter living free, getting uber eats delivery and working without paying rent.

I'm not familiar with the Kansas market, but house-hacking would work well in SE PDX as long as your cash flow expectations are low.Chris

Is the PM an individual that works for a larger organization or their own independent business (eg like a realtor who works with a group of people at an office)? 

Did you do the work yourself or have good General contractors?

Not having to work in this example means having the 15 rentals producing enough cash flow to pay all their costs, including all 14 old mortgages and the 15th (new) mortgage that is refinanced each year.   

To land another FhA without refinancing, the 100mi distance is going to be the main requirement OR underwriters want to see a major life change (having kids so you need a bigger unit is the most common scenario).

I'll just keep working on learning to stop trusting tenants as if they all lie, but I'm just curious.
