There is only $3,000 in the total HOA accounts.Condo has alot of issues documented in a Home Inspectors Report. 

Total closing costs with inspections and appraisal costs are +/- $8750. 

Initially they had  a free version, which allows to manage upto 25 units.Since it is only 1 unit, PM software might be an over kill.

If any Mortgage Brokers want to point me in the right direction to a bank that would work, feel free, but I also understand if you share your secrets.

-It's essentially free for landlords (at least with Guardian) once it's set up, because the cost of the service is included in the tenant's monthly water bill.

Also, working with a realtor with good social media exposure can be additional free marketing for your property.
