The building is in a quiet residential area with surrounding attractions. 15-20 minute walk from local metro stations, 15-20 minute walk from restaurants like Busboys&Poets, 10 minute walk to/from CUA, 10 minute drive to/from Howard U.

I’ve been living by the words of 50 cent “if they hate let me hate and watch the money pile up” as someone else pointed out people will make fun of you then after a while they ask you how u do it.

For seasoned Montgomery investors what zip codes do u recommend for B-C properties? 

I try to chop them down if I can.Cut back as much as u can to your line.
