Any major factors here to be concerned with as I model this?

My plan is modeled after some very tried and true investment strategies of successful family members.

I have been investing for a couple of years now, and with all thanks to God, my business is growing, so I am looking to incorporate driven individuals into my business model to handle the increased workload.

My thoughts are at least running an IRR model you can see what 10 years out even looks like.

Building his own duplexes/multi-family has been his business model for years and years and he's done quite well.  

This model only works for more distressed properties where you can buy at a deeper discount and add more value.

Since I still have a good career, his 'model' is not an option for me.Alan

It was sounded like an itemized list of cost for "repairs" example was 10 to put in a lightbulb. 

Wish I could remember what items the rental inspector specifically looked at, because I had 3 different inspections (2 social services + rental) each looking at different things.
