I have been examined by the department of corporations and securities in my state and have had them bless my RE paper offerings and have posted this on BP..Each state is different no doubt, but I am compliant in the states I work in.Although one hat does not fit all for sure and each investor should check their state corporate securities OR in the case of California the department of Real estate and decide if they are compliant in what they wish to do.The real issue is how the safe act is interpreted in each state..

It cash-flows $800/m before vacancy and maintenance, currently occupied with good tenants--but I am moving on to bigger deals and this doesn't fit my portfolio any longer.I'll assure the tenants that leases will be upheld; I'm also considering paying them $25 for each showing where they keep the place very clean and paying $500 if I sell it.

Assignments of rents are common in commercial loans and residential investment loans.The point to the post was Roy didn't like the paragraph or rider and feels like the mortgagee can simply take the rents when they deem fit.

For instance someone can make hundreds of thousands a year but be self employed and be risky to that lender versus someone making a 9 to 5 job.Sine the lender see their income as STABLE and they fit in a vanilla box they are considered less risk.
