Not exactly promising, but something, especially with the cash flow I would have.Right now there are two vacant shops in the building, so there's more potential for income than the current 30k net, but I'm basing my numbers on the current figures.I ended up trying to structure a non-recourse offer to her by having my bank take a 1st for the 50k down payment and the owners carry the rest as a second, but they didn't go for that (I wouldn't either, I suppose).

I have also heard other people on the board speak highly of her stuff as well.If he really got thru the entire course like he promises, he'd have a lot more to say that one inaccurate sentance about the product.

If you keep them happy(Pay on time and as promised)and make them money they will keep coming back It has to be a win/win for all involved and always use a third prty escrow/lawyer to set up trans action Thats My $0.02 but check with your lawyer/Accountant

I pay only water and garbage. on top of that I get a fancy old victorian house that is likely to appriciate heavily in the years to comeyes a similar deal may be hard to find (my other 4 unit on the west side generates $2000/mo on 100k total investment) but i promise you the numbers will be a hell of a lot better than you can find in hamburg.also, the best part is taxes are under 3k/yr on both

Simply write a fake check in Quickbooks with no check number (be sure that "to be printed" is not checked) linked to a loan servicing fee expense account.
