Keep track of all your expenses (Home Depot receipts, contractor invoices, service changers...).Your accountant will be able to correctly categorize them come tax time.

While I have yet to ever come across a deal meeting the "mythical" 2% rule I believe you should be more than able to achieve exceed 1% in Miami Beach, Little Havana, Allapattah, Liberty City (I just sold a house here and I agree with the others that the 1% rule will probably be negated by the increased management/tenant challenges), Miami Gardens & North Miami.

I dont remember the brands, but I do know they arent available at home depot for sure.

I'm looking at tanks online and the 50 gallon tanks on home depot are in the $600's whereas the jump up to larger sizes almost double in price!

I hand-choose gifts based on knowing my clients although personalized marble cheese boards tend to be a crowd pleaser.If they are gardeners I love getting a plant or fruit tree.

Bulbs are at Home Depot… buy them and charge them for them.  

Some lean towards the obvious.... a home depot or lowes credit card they can build up points with to help with the reno.
