What Size Water Heater For 4-Person House Hack

Howdy everyone,

I'm looking at a SFH right now that I would be house hacking. The house has 2.5 bathrooms, and after adding a bedroom, it will be 4 bedrooms. I'm planning to rent out 3 rooms and live there myself, so there will be 4 people in total. I noticed right away the the house has a small water heater that I would need to replace in order to accommodate a large group of people. There is nothing worse than running out of hot water, and I expect that everyone living in the house will be showering in the mornings and draining the tank.

I'm looking at tanks online and the 50 gallon tanks on home depot are in the $600's whereas the jump up to larger sizes almost double in price! I don't think 50 gallons will cut it, so I was considering 60. Do any of you have experience with renting by the room and what kind of hot water demands I should expect? Thank you!

EDIT: I forgot to mention that this is a gas water heater I would be replacing.
