Hi Adam,The South is lucrative for investing as you hear plenty of great outcomes from investors who know their local market and have a great niche.Calgary feels challenging right now given the past high of the economy and house prices but smaller cities throughout Alberta seem to be less impacted and could be further explored for opportunity.

Also, many investors are talking about the real estate market being at another peak right now, and the data says so as well.

Have you explored the option of doing a HELOC?

I don't see them as competition, (we are $17-$20/ft, they will be $30+)  but rather that the area is growing as seen by someone who has better data than we do.  

This limits my options somewhat, but I am exploring long distance investing and team building.

I must admit I have taken no action in looking for deals yet but I will explore the market and scout multiple properties.
