The judge can look at that as you are working with the tenant by accepting some rent on a plan versus demanding full rent and not taking any when filing for eviction.I am sure some of this various by local state tenant law and how the judges and mediators at the courts interpret agreements and performance.If they pay late all the time but it doesn't go past 30 days each time then they are consistent and you just make extra money.

So it's not just the interest for one day that factors into the pricing.Another thing to take into consideration: $3000 on a $100,000 transaction is 3 points, but if the fee is consistent in your area irrespective of the amount of the loan, then $3000 on $600,000 is 1/2 a point.

My school of thought is this: if you can honestly stay consistent and take the excess money and invest in some vehicle that earns a greater return than the current cost of your interest rate, i would invest in the higher return, continue taking the profits and rolling it over (compounding it) and growing the excess cash and interest faster than it does by paying down your mortgage.

If this tenant is a problem on a consistent basis the landlord might want them to move and hence fixing as least things as possible to get them out.The landlord might feel they do not want to put a lot of nice things into a unit or do updates until they are out.As mentioned none of us knows the history of this tenant and landlord and you are just hearing one side from the tenant.

Find a local flipper and lend your funds to them, not a bad return either but you do have to more consistently reinvest.
