Will you find your properties on MLS , through direct marketing, or some other method?

Most large banks are going to underwrite you in a traditional method for a HELOC.  

Subject-to method or 2.

I am interested in the BRRRR method, but I do not have much of an idea on Rehab costs. 

What method do/have you used to finance your rentals? 

I know I'll get to where I want to be, and while on this journey I need to be patient, methodical and, at the same time, not get bogged down by analysis paralysis.  

@Rob Paone the method that most investors use is they receive the initial loan in their personal name and title/deed the home in their personal name.  

@Noble McKenzie - I've acquired 3 properties via Lease-Option deals; however, I've yet to attempt to sell via this method - although I'm not opposed, and will certainly do so at some point in the future.

Picking a farm area and door knocking is by far the most effective method for people getting started.You get a sense of your market, you see the properties, and you talk to people who tell you where the opportunities are.  

My understanding is that it's cheaper to install then other methods of heating.As for air conditioning, I wouldn't install any air conditioning.
